Nestled in the trees just across from the river, you'll forget you're in the city until you walk to dinner.Enter through the downstairs foyer into the bright open-concept living, dining, and smartly designed kitchen. The kitchen is stocked with plenty of supplies for the at home chef.Listen to a favorite tune on the record player or watch a show on the 70" smart tv while you cook. There's plenty of room to entertain or eat around the dining table that seats six!Don't miss the convenient half bath located on this floor.Upstairs, you'll find the primary bedroom with a king-sized bed, reading nook, and en-suite bath. Step outside onto the wraparound porch through one of two sets of french doors to take in seasonal river views.Settle into the connecting sitting room with comfortable seating, including a queen-sized pull-out couch. With gas fireplaces both upstairs and downstairs, the only question is, "where do you want to unwind?"Please note that there is no door between the primary bedroom and the sitting room, and the suite closes off at the hallway.Off the hallway is a bright second bedroom with a welcoming queen-sized bed, large windows, and a walk-in closet. A second full bath with tub and a laundry room with washer & dryer complete the upstairs.There's no end to the outdoor options! Enjoy s'mores around the backyard fire pit, eat breakfast on the open air patio, or cozy up with a book from our shelves on the swing just outside the New Orleans style doors that open onto the wraparound porch. We hope you enjoy the character and charm of this classic property!✦ This is a downtown neighborhood and comes with all the conveniences and quirks that go along with that.✦ You can easily walk to a favorite deli and Mexican restaurant just around the corner, or to Rome's Historic Broad Street restaurants and shops in under a mile. (We provide a list of our faves!)✦ You may hear the downtown clock tower strike each hour (ending at 10:00pm) and will likely hear the train from time to time. The bedrooms are equipped with sound machines to ensure noise isn't a concern.✦ If you're a Stranger Things fan, be sure to check out the Creel house just a couple blocks away (currently filming now!)✦ And if you're a history buff, you'll love knowing that this home was truly the original carriage house for the large blue home next door.✦ In winter months you'll have a peaceful river view and you can catch glimpses through the trees during the summer, but please note there is NO river access from this home.✦ NO PETS Please✦ DEPOSIT & CONTRACT: A $300 security deposit and signed rental contract will be required upon booking. Guests will have 24 hours to return the contract in order to maintain the reservation. ✦ PARKING: Street parking only. Conveniently, the road widens directly across the street from the house, creating a perfect nook for 2-3 cars to easily park on the street.✦ SUPPLIES: This property is stocked with start up supplies (i.e. hand soap, toiletries, paper towels, toilet paper, trash bags). However, you will likely need to supplement with your own for stays longer than 1-2 nights.HOUSE RULES:✔ AGE: Minimum age of primary renter: 25. The primary renter must stay the entire time rented. We reserve the right to request a copy of your identification to verify your age. ✔ OCCUPANCY: The occupancy limit for this property is 6 and any additional guests on the property may be vacated for trespassing. No parties or illegal activity allowed on the premises. Quiet time between 10pm-8am. Locals please contact the host before booking.✔ NEIGHBORHOOD: Please respect our neighbors and refrain from any loud activity in or around the home. No loud noises between 9pm-9am. Any complaints may result in eviction, fines charged to the credit card, and no refund. Noise sensors may be used to alert of any excessive noise.✔ NO SMOKING: Absolutely no smoking is permitted inside the house, including the use of e-cigarettes or any smoking devices that emit smoke. A $250 fine will be applied to the credit card on file, and a damage report will be filed for any violation of this policy. Smoking is only allowed outside, with the condition that cigarette butts are properly disposed of. Furthermore, it's essential to note that NO ILLEGAL DRUGS, including marijuana, are permitted anywhere on the premises.✔ SECURITY: To ensure mutual safety and security, we have security cameras at the front and back door. Please be aware that these cameras are positioned exclusively outside and may record activities in their vicinity. They are intended solely for security purposes and not for infringing upon anyone's privacy. Guests are strictly prohibited from tampering with, obscuring, or disabling these cameras at any point during their stay. Any attempt to do so will result in immediate eviction from the premises without eligibility for a refund.✔ NATURE: One of the best things about this home is that it's surrounded by live oak trees and nature. This means you may encounter wildlife while in our home or neighborhood. This includes squirrels, deer, raccoons, mice, spiders, mosquitos, foxes, spotted lanternflies, flies, plant mites, skunks, ticks, bees, wasps, crickets, ants, frogs, snakes, various bugs, and other creatures. They reside in nature and we have no control over them. We clean and inspect everything before you arrive and we have routine pest control, but we do not have any control over their adventures. As an occasional bug may try to follow you inside, please use care when opening and closing doors, since no refunds will be issued for Mother Nature getting in the house. Georgia has a season when mosquitos do come out. Everything on the property is treated professionally, but please bring bug spray if you are sensitive ✔ MAINTENANCE: All maintenance is normally performed prior to your arrival, but we reserve the right to conduct routine maintenance if necessary. Please notify us of any maintenance issues or if something is malfunctioning so it can be rectified immediately. If you have a complaint about any aspect of the property, you are authorizing us to enter the property and fix the stated issue to solve the problem. Please note, although we do our best to answer all calls right away, there may be a delay in our response after our normal business hours from 9am-8pm EST. ✔ DAMAGES: The tenant shall be responsible for any loss or damage to the property and its fixtures during the term of this lease. Broken, damaged, or missing items will result in additional charges which will need to be paid for by you before your departure.✔ INSURANCE: We adhere to our cancellation policy.
