Our home is family friendly with five bedrooms, three bathrooms, and washer/dryer on the main level. Enjoy the large family room with 50" TV, game room with board games, foosball table, and several outdoor games.Ideal for large groups of family and friends interested in a quiet getaway. The quiet surroundings make for a relaxing stay, ready for those looking to embark on their newfound adventure. The bathroom has a downstairs bathub and two stand-up showers upstairs. GAME ROOM: High End Foosball table, Game Table, Books and Board GamesKITCHEN: Fully equipped, stainless-steel appliances, cooking oil & basic spices, coffee maker, and every cooking utensil you’d need (including barbecue tools).GENERAL: All of our sheets are premium, crisp 100% cotton, bath towels are thick, soft, and luxurious. Washer/dryer, complimentary toiletries, hair dryer, air conditioning, portable fans and heating.In between every guest we mop all floors, vacuum all carpets, scrub all surfaces in the kitchen and bathroom, replace the shower liner, wash all bedding (including quilts/shams), bleach all sheets and towels, wash all couch covers, and make sure everything is back in it's place before our new guests arrive. All of our sheets are premium, crisp 100% cotton, and all of our bath towels are thick, soft, and luxurious.My husband (Jordan) and I (Josie) will be available 24/7 during your stay! We want to make sure that all of your needs are met while you're in the home, so you'll be able to call or text us ANY time of the day or night.Feel free to message us at any time if you have any questions, and we'd be happy to assist you! You can rent side by sides at two businesses in Custer to explore the beautiful Black Hills! Custer also has bicycle rentals available. Reminder: Maintenance aside from emergencies will only be able to be tended to during business hours 8am-5pm. Cancellation policy: We offer free cancellation or 100% refund amount of payable if you cancel 30 days before check-in date. If canceling, we will charge a 20% processing fee (to cover credit card processing and administrative fees).IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.Additional rules1. If issues arise during your stay, you'll have to communicate promptly with us. Good communication between us (the host) and the guest is important for successful stays. You should respond to us (the hosts) within 24 hours when we are reaching out to resolve an issue.2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.3. No unregistered guests/visitors unless preapproved4. Follow state laws when using fire pit5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.7. For noise complaints 7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out. 7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.Follow all check-out procedures:1. Take out all trash2. Wash dishes (or start dishwasher)Note: * A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.*Any costs incurred by the host as a result of a late check out will be passed on to you.
