At no time shall any vehicle be parked on the street or blocking the sidewalk2) Occupancy Limits: A maximum of 12 guests are allowed on the property at any time. This home is in an upscale family neighborhood, and you agree to be mindful of noise levels and adhere to quiet hours (see #3 below). No outside audio equipment is allowed outside the home at any time.3) Quiet Hours: Quiet hours are observed from 10 pm to 8 am. This means no outside activity after 10 pm or before 8 am. City ordinances dictate vehicle count, guest count, and quiet hours. Guests assume ALL liability and agree to pay ALL fines and associated legal fees for city or county code violations.4) Hot Tub: Use of the hot tub is at your own risk. Anyone under 18 must be supervised by an adult. Please shower to remove oils and lotions before using the hot tub. A $125 charge will be applied if the hot tub water is left in poor condition. Occasionally the hot tub will be closed for 1-2 days for country inspection. The hot tub is not to be used before 8 am OR after 10 pm.5) Self Check-In: This property requires self-check-in. You confirm that you are able to follow the check-in instructions provided in our listing. The house manual and check-in guide are available on our listing. You agree not to contact your host before reading the house manual and the entire listing and will provide a reasonable timeframe for a response (maximum 3 hours).6) Fees: A minimum fee of $250 per day will be charged if smoking (any substance) is detected on the property. A minimum $150 late checkout fee applies if you stay beyond your authorized time as this incurs extra charges from our housekeeper. 7) Shoes and Equipment: Please remove shoes/boots upon entering the house. Ski equipment, bikes, and other recreational gear must be stored in the garage.8) Security Cameras: There are exterior security cameras for your safety and to ensure guest count compliance. Cameras are located at the front, driveway, basement door, and garage and are motion-activated to record video and audio. There are no interior cameras.9) Booking Alterations: Changes to booking dates or guest count after confirmation may be treated as a cancellation and subject to our cancellation policy. In case of guest count alterations, an additional per night, per person fee will be charged. The host reserves the right to charge for any lost dates due to alterations at their discretion.10) Animal Policy: No pets are allowed. A $100/night fee applies if an animal is brought without permission. Service animals are permitted but must be disclosed beforehand. They must remain with their handlers at all times and cannot be left unattended on the property.11) The basement wood-burning fireplace is not for guest use and is for decorative purposes only.12) Local Guests: Guests who are locals must message us before booking. Failure to comply may result in you being asked to cancel at your own expense.13) Trampoline: The trampoline is not designed for heavyweight. No shoes or sharp objects. Adults and children should not jump together. Users assume responsibility for any injuries.14) Keys: A $75 charge applies for each lost key for the fire pit and hot tub cables.15) Security System: Disarm the security system within 60 seconds of arrival to avoid police dispatch and fines.16) Noise Monitoring: Noise levels are monitored both inside (main living room) and outside (on the deck) to ensure a respectful noise level is maintained in the neighborhood.By booking a reservation, you indicate that you agree to all these house rules and release your host from any liability.
