Located beside a marsh where amazing displays of waterfowls aerial acrobatics are common place. Directly across the street from the Keystone Safari where distant views of Safari animals happen almost daily. 2 miles from the Prime Outlets ; close to Grove City & Slippery Rock Universities, half mile from Big Rail Brewerywe are trying to make sure you have all the information you need to make your stay at Mallards Landing as enjoyable as possible. Our house is odor free we strive to keep it that way. 3. Please respect the furniture, use drink coasters, no jumping or rough housing4. No Illegal substances or activities anywhere on the property5. Please respect our neighbors privacy, she is awesome, Noise curfew 9 PM to 7AM. 6. Please be neat and tidy, clean up, do your dishes, put the trash bags in the can, Our cleaner is paid by the hour and we do not want to have to charge extra cleaning fees. 7. Please respect the towels and sheets, no eating or drinking in the bedrooms8. Your safety is paramount please insure you turn off the stove and lock the doors,9. WI FI name Mallards LandingPassword 23892389For your convenience a board with the WIFI password is on the shelf at the front door entry way.HOT WATER TAKES TIME IN MASTER BEDROOM IT IS A LONG RUN FROM THE HOT WATER TANK!REAR DOOR ELECTRONIC LOCKTo unlock, touch the white circle to activate the lock, enter your code, push the check mark in the bottom right corner. You will hear the lock unlock. Your code will be the four didget month and day of your arrival, IE, July 9, would be 0709.To lock insure the door is closed and touch the white circle. The handle in the inside turns to lock and unlock the door from the inside. All light switches have stickers to explain what they work.FRONT DOOR ELECTRONIC LOCK This lock combination is difficult to reset it is used only as a backup for emergencies if the rear lock were to fail. Call or message for a code if the rear lock would fail. KitchenPlease don't waist water and only put water down the drains and toilets, we are on a septic. We do not have a garbage disposal.The stove is electric and turns red when hot, see the picture by the knobs to show which knobs works which burners. The dishwashing soap and dish washer soap is under the sink, insure you use dish washer detergent in the dishwasherThe Coffee bar is set up for your enjoyment. On the back of the coffee maker is the water reservoir. It slides up to come off the pot itself, then pull it out to you. Fill it at the sink and return in the same manor. You can use the (pre filled coffee pods) or fresh coffee in the provided permanent plastic K cups. To make a pot pull the filter drawer toward you, put in a filter, add a scoop of coffee 1 scoop for every two cups of coffee you plan to make. Insure the rear water reservoir is full. Push the pot button and then the button for the number of cup you are making. To make a cup put in a plastic pod or use a hard plastic permanent K cup with a small filter and loose coffee and put it in the single cup side. Then push the cup button and then the button for the number of OZ of coffee you want. DECK DOOR LOCKS the bottom of the deck doors has a push button lock along with the handle lock push the bottom lock to disengageTemperature controlHEAT ONLY The Thermostat by the master bedroom only works the boiler heating system. AIR CONDITIONER The thermostat by the kitchen regulates the AC and heat pump, select heating or cooling and set the desired temperature. FOR AC PLEASE INSURE THE THERMOSTAT BY THE MASTER BEDROOM IS TURNED DOWN IT IS HEAT ONLY.The upstairs bedrooms have their own heating and cooling system; it is called a mini split and is controlled by the remote control. The lower portion of the remote control slides down for access to more buttons. You push mode to put it in heat or cool mode then use the temperature buttons to set the desired temperatureLiving roomBoth ends of the sectional sofa have recliners. The handles to operate them are on the side of the couch just under the arm rest. Simply push the up or down button.The TV remote is small and does everything for the TV. The remote takes a little getting used to, The volume is on the side and can be tricky. You will have access to you tube TV that will get you the live TV. You will also have Roku, Amazon Prime and other streaming platforms. Please call message if you are not familiar with how streaming TV works and you cannot figure it out. Master bedroomOn the nightstand you will see a charging port. This port provides numerous plugs and USB portsThe tub in the master bedroom has jets, the switch marked tube just has to be on and the button in the tub can then be pushed and the jets will operate. To use this please fill the tub 2 inches above the highest jets in the tub or water will fly out of the tub when they are turned on. BASEMENT IS LOCKED AND UNDER CONSTRUCTIONPlease do not enter. AMENITIES include a fire pit, Horse shoes, corn hole, and with any luck some wildlife. Deer, Ducks, Geese, beaver, swans, cranes, herons, rabbits, squirrels, and birds are all common on the property. The location of our home was one of its biggest assets when we bought it. We love how our home offers seclusion, sitting so far back off the road, with only one house close by, yet offers the feeling of safety and security.
