Large yard including swimming pool, swing and pond in the very back. Lots of yard to play! Open kitchen and living area with kitchen table and bar counter seating. Smart TV in the living area - be sure to bring your login for Hulu, Amazon Prime or Netflix! There is a formal dining that seats 6. Three bedrooms in the home, including a spacious Owner's Suite with King Size Bed, Smart TV, Private En Suite Bath with walk in shower & soaking tub. Two other guest rooms, one with a Queen Size Bed, the other has two Twin beds. There is a shared bathroom with tub/shower combo. There is a 3rd bathroom with walk-in shower that is accessible from the screened in patio - great use as a pool bath! There is an office set up in case you absolutely have to do some work during your stay and a Twin Daybed in that room to use as a cozy reading area or for an additional guest. The living area is a great place to kick back, read a little or just take in a few moments of the view of the pool and backyard.Pet Friendly - pets less than 40 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.The water is well-water. We have a BBQ that uses a propane tank. The tank is provided and the propane level will be in the GREEN when you arrive. If you use up the tank you would need to take it to an area Home Depot, Publix, Lowes, Ace Hardware, etc. and purchase a full one. **Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware & Minut as noted in the booking agreement. We do have posted Quiet Hours for the patio/pool area. We are located in a residential neighborhood and want to be great neighbors to those residing around us! Please keep that in mind if you are enjoying the pool/patio area later into the evenings and adhere to the posted quiet hours. The pool is not heated. There is no smoking inside or outside allowed.Names/Ages of all guests staying on property must be provided in advance - no exceptions. Please plan on sharing that information with your reservation. Max Occupancy is 7 persons at all times day or night and will be enforced. Make/Model/License # of each vehicle parking on premises must also be provided. Parking must be off-street utilizing the garages and driveway. Max 4 cars per stay. There is an alarm on the patio door to the pool for the safety of our guests. It will alert you when anyone is going in or out to the backyard to assist you in keeping track of any young ones that will be out by the pool. Children must be under adult supervision at all times, especially when out in the pool area. Dishes, cooking utensils, knives, toaster, pots & pans are provided. Drip coffee maker and we provide a few filters and packs of coffee grounds to get you started. If there is something special you want to have to cook, make sure to bring it with you! Iron, Ironing Board, Hairdryer, Vacuum Cleaner, Washer/Dryer all on property. Linens, Bath Towels & Pool Towels are provided for your stay. Pool Towels - you may need to launder them if being used frequently during your stay. We provide a starter kit of travel size shampoo, conditioner, body wash, body lotion & soap; starter supply of trash bags as well as a few laundry pods and dish soap. We also provide a starter kitchen kit that includes a small olive oil, salt/pepper packets and a sampling of hot sauces. Additional cooking products, toiletries and laundry supplies are provided by the guest.There is a PADL rental location about 15 minutes away off of Main St in Middleburg. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues.
