The space:4 bedrooms + bonus room, 2.5 bathrooms:- 1 king suite (king bed)- 3 guest bedrooms (king bed, queen bed, 2 twin beds)- "5th bedroom" is a bonus room (1 twin bed trundle with 2 twin mattresses that can be converted to king size) that can also be used as an office*Private pool! The pool is large and beautiful to relax in but please note that it is not heated. Please contact us if you'd like details on the coverage provided.By moving forward and booking this reservation you give permission to the property manager to use a third-party service to verify your identity and check criminal databases to confirm your reservation. For stays of 21 nights or more:- There is a monthly cap of $350.00 on utility costs. The booking guest is responsible for utility costs incurred beyond this cap- For stays of 28 nights or more, we require a one-time additional insurance fee and a refundable deposit- Guest has the option to either have periodic cleans during the stay or a deep clean at the end of the stay. Guest is responsible for the cost of additional cleaning.Cancellations: We highly recommend that you purchase travel insurance at booking, as we are not able to provide refunds for cancellations outside of our policy for reasons such as flight delays/cancellations, weather, injury, or illness. Refunds will not be considered outside of this window for any reason. House Rules1. Parties and any disruptive events are strictly prohibited. Occupancy is limited to the maximum number of guests shown in the listing, and all guests must be included in your reservation. Violation of this policy may result in removal from the premises and/or removal from the booking platform. Refunds will not be considered in the event of a violation.2. If you would like to have a small gathering, please send me a request with the number of guests. Maximum occupancy limit must be adhered to.3. Please do not use the indoor fireplace.4. No smoking.5. Quiet time begins at 10 PM6. Pets: We are restricted to 2 pets maximum, small dogs only. Your pet must be included in your reservation and is subject to a $50 pet fee. Please pick up after them and do not allow them on the furniture or bedding. 7. If you happen to notice any kind of cleaning error or damage upon checking into the property, please make sure to notify us right away along with pictures so we can address it asap. We take issues brought to our attention very seriously. Refunds will not be considered in the event of an unreported issue that we were not given the opportunity to address. By reserving our property you understand that while we do our best to ensure that the property is up to standard, please be aware that refunds will not be considered for ordinary wear and tear.Please treat the home as if it were your own, report any damages immediately, and leave things as you found them.
