Modern Farmhouse-716 is close to UB, shopping, airport &25 min to the Falls!This open-concept modern farmhouse has everything you need to enjoy your stay including: 10 beds, 3.5 baths, office space, three living rooms, playroom, laundry and comfortably sleeps 20! Build completed in 2024, enjoy fun & fresh design, more amenities than a hotel & many comforts of home! BONUS: NO EXTRA CLEANING FEE!Modern Farmhouse-716 is a 3800sqft open-concept modern farmhouse that my husband and I designed, built & decorated and completed in July 2024! Centrally located in Western NY, it is so easy to get to just about anywhere in the area from here! This 9 bed, 3.5 full bath modern & uniquely-designed home comes equipped with everything you need to have an amazing experience here in the city that we love so much! We call it "Buffalove!" Entrance: You won't miss the newly built white modern farmhouse 2-story exterior home with large numbers in front! You can easily park 8 cars in the driveway and walk right up to the black door to enter the home via a smart lock with your personalized one-time code for your stay. Welcome home!Kitchen: Upon entering Modern Farmhouse-716, you'll notice the bright and brand-spanking new kitchen fully stocked with all the essentials you'll need to make your morning coffee fix, stay-in dinners, or late-night popcorn snack. (Spices and all!) There is a Refrigerator with Freezer, Oven/Stove-top, Microwave, large sink and lots of cabinet/pantry space to store your groceries. (Separate pantry make storing your things a breeze!) We have a lot of great appliances: Blender, hot water kettle, coffee pot, slow cooker, toaster oven that also air fries, K-Cup coffee, french press machine...even baking sheets! We try our best to provide you with the conveniences of home, but if there's something you're missing, please don't hesitate to ask. We want to make your stay as comfortable as possible. :) Dining Area: A VERY LONG island fits 6 bar stools! Next to the island, we have a dining table with an additional 8 chairs surrounded by lots of windows and natural light. Living room on main level: A cozy sectional, swivel chairs and benches create an inviting space to binge-watch your next show on our large smart TV! The modern farmhouse decor along with the cozy fireplace feature wall bring all the right vibes during your vacay in the "city of good neighbors."Second Living Room/Work Table/Workout gear downstairs: Spacious and cozy, this downstairs space has plenty of seating to watch the big TV or start that book you've been meaning to get to! (Also has a pull-out bed.)Right off of the living room, we've provided you with a little creative mini-office space to accommodate your work needs (if you REALLY have to do work on your vacation...boooo!) with a large table & 4 chairs. The "work table" can also double as a puzzle table, gamenight table, and "big kids hang upstairs for dinner while adults hang downstairs" table. And yes, we've included some weights & workout equipment in the small room off to the right of the stairs in case your highly-motivated and want to stay on track with those at-home workouts in-between all the beef-on-weck & sponge candy! We also have a ping pong table, foosball table, play kitchen, lego table, mini-trampoline and many other fun toys to keep the kids busy!Private Office: For those who have to find a secluded space for working while you're visiting, we got you! We have a private office right off the front door equipped with a desk, charging station & accent chair if you need to take a call or catch up on a good book without being disturbed. :) Separate Family Suite: Upstairs across from the primary bedroom, you'll notice a little hallway nook that leads you to a private family suite that comes equipped with another living room & smart tv, private bath & spacious bedroom that has two queen beds, large closet & another desk for working. Bathrooms: 3.5 bathrooms (half-bath on main level and 3 full bathrooms upstairs) equipped with towels, makeup washcloths, shampoo, body wash, body wash for kids, hair dryer, toilet paper. Each full bath has a tub for baby bath times or take time to pamper yourself with a relaxing bath bomb.Bedrooms: There are 5 separate bedrooms (4 upstairs and 1 downstairs in the finished basement) & pull-out full bed that is also located downstairs in the large sectional in the finished basement. This home comfortably sleeps 20 & we also provide a pack-n-play if you have a little one. (Make sure to include your baby in the overall count in your booking.) All the bedrooms have great closet space filled with some hangers & laundry bins. Speaking of Laundry: There is a Washer, Dryer, Laundry Detergent, drying rack & iron and ironing board (located in the primary bedroom closet). The Laundry is located in a closet upstairs in the hallway to the right when you reach the top of the stairs. We have provided laundry detergent pods and also Oxi Clean Pods, as well as some Dryer Balls and Spray-n-Wash for those Buffalo wing sauce stains. ;)The Great Outdoors: While staying at Modern Farmhouse-716, you are welcome to use our private backyard, patio with outdoor furniture during your stay. (Table & chairs provided May - Oct months) We also have so many great parks close house so there is plenty of space to play catch, enjoy a picnic, and soak in this beautiful Western NY sun and air! * This house was just completed the end of July so please bear with us as we are growing new grass around the property & waiting for the rest of the porch furniture to arrive. :) *This rare-to-Airbnb *new construction* home is available all year round and provides a much more comfortable and authentic experience for your getaway compared to a boring hotel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this amazing city has to offer!
