Open kitchen with built-in nook dining table with bench seating. Guest room 1 with a queen bed. Guest room 2 with 2 twin beds. Bathroom on main level. Lower level: oversized master bedroom with king size bed. Reclaimed wood on the walls. Attached master bathroom with shower. Oversized separate closet area. Laundry room with full size washer/dryer available for your use.Upper level: guest room 3 with 4 twin size beds. Guest room 4 with a queen bed. Bathroom on upper level with shower.Outside: wrap-around deck from the front to the back of the home. Large lower level deck in back of the home. Koi fish pond in the yard. Tons of land and large boulders to explore out the back door.CHECK-IN TIME: 4:00 PM / CHECK-OUT TIME: 11:00 AMStandard check-in time is 4:00 PM on every reservation. Do not arriveearly to the property, interrupting our cleaning staff. We will provide youwith a code to the lock and the alarm, so there is no need to pick up keysor meet someone at the property. An additional charge will be added forany non-approved late check-outs ($50 per hour).MAX OCCUPANCY: There is a maximum occupancy of 12 guests at allcabins at Lake Arrowhead (children under the age of 2 don't count). Weare unable to allow our guests to exceed this county ordinance and anynon-compliance will result in a fine paid by guest up to $500. We cannotallow non-compliance to put our permit in jeopardy.SECURITY MONITORING: Please note that camera surveillance is used atthe exterior and entrance of some of our properties for security use andmanagement of our property. I understand that Arrowhead Retreats mayconduct video surveillance of the exterior of its premises at any time, andthat video cameras may be used in order to help promote the safety andsecurity of property and guests. I hereby give my consent to such videosurveillance.EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departureand/or eviction in any circumstance.LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated thepremises by 11:00 am without prior approval for a later check-out time,you will be charged $50 per hour.NO SMOKING POLICY: All of our properties are non-smoking. There willbe a $500.00 cleaning fee added if this rule is broken. Smoking ispermitted outside only.PET POLICY: Some of our properties allow pets. The pet fee is $75.00.It is the guest's responsibility to notify Arrowhead Retreats if you arebringing a pet.BELONGINGS: We are not responsible for any belongings left behind afterdeparture. Please make sure you check for all belongings before youdepart the property.TRASH - We provide trash cans outside the home that we will haul awayfor you. All trash must be removed from the home at time of departureand put in the trash cans provided.NOISE DISTURBANCES - Please be respectful of all neighbors. Noisetravels easily in the mountains & we require that our guests be respectfulof the full-time residents that live nearby. Quiet time is from 10:00 pm -8:00 am. If we receive any complaints, we will attempt to contact youonce to request that you reduce the level of noise before the Sheriff iscalled. If the noise continues after being warned you may be evictedfrom the property without any refund.WEATHER CONDITIONS - Guests are responsible for checking driving andweather forecasts in preparation for mountain conditions at various timesof year, including, but not limited to: fog, wind, rain, storms or snowrequiring tire chains, etc. We do not refund due to weather conditions,road closures, driver's abilities or vehicle limitations.THEFT OR DAMAGE - To avoid any additional charges, upon check out:a) No theft or damage is done to cabin or its contents, beyond normalwear and tear. Cabin is to be left in good condition, just requiring astandard cleaning.b) No charges are incurred due to damage from pets or smokingduring the stay.c) All trash is placed in outdoor trash cans, and soiled dishes areplaced in the dishwasher and cycle started to be cleaned before departureor hand cleaned if no dishwasher.d) No linens, household contents or kitchenware is lost or damaged.RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT.Renter shall indemnify, defend and hold harmless the property owner, itsmanagement company, its respective affiliates and partners from andagainst all demands, suits, judgments, settlements, claims, damages topersons and/or property, fines, liens, losses and other liabilities, includingattorneys' fees arising out of or in any way related to your stay in ourproperty and its surrounding land including claims for loss or damage toany property or for death or injury to any individual.WARNING: Use of hot tub, docks, kayaks, canoes, paddle boards, and/orfireplaces carries risk that may result in serious injury or death, andunsupervised use by children is prohibited. All persons must wear lifevests when in or around the lake. Elderly persons, pregnant ladies,infants and anyone subject to heart disease, diabetes, low or high bloodpressure, strokes, epilepsy or similar afflictions should not enter a spaalone and without consulting their physician. Never use a spa, kayak,canoe or paddle board while under the influence of drugs or alcohol. Ifyou are taking medication of any kind, or being treated for any illness,consult your physician prior to use of spa. Spa should be kept at atemperature less than 104 degrees for personal safety. DO NOT WALKON SPA COVER or it will collapse. Supervise children at all times todecrease risk of injury or drowning.
