Large, bright kitchen and dining area is stocked with all you need to entertain and feed the crew. Downstairs offers a second living room, kitchen, and dining room, rounded out with a hot tub and decks for taking in the surroundings.Details on rooms and layout: Main floor bedroom has an access door to the hall bathroom and exterior doors to the deck The roomy sleeping loft has a queen bed Downstairs has one bedroom with two twin beds, access door to the hall bathroom, and an exterior door to the hot tub on the deck, one bedroom with a queen bed, and a second living room with a sleeper sofaYou will have this dwelling to yourself along with a large yard.Parking can accommodate up to 6 cars.PERFECT FOR: Large families with kids Two families traveling together Family and friend get togethersHOUSE RULES/RENTAL AGREEMENTAGE REQUIREMENT: Guest is at least twenty-five (25) years of age. Guest is responsible for all other guests and visitors of the rental property during the reservation. PAYMENT: 50% of the total reservation amount is due at time of booking. The remaining balance is due 30 Days prior to arrival. Should final payment not be made 30 days prior to arrival, the reservation may be cancelled, and any payment made becomes non-refundable. LIMITED OCCUPANCY: Maximum occupancy is limited to the number of individuals listed on the reservation. If the host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund. TERM OF RENTAL AGREEMENT: The Rental Agreement begins at 4:00 p.m. on Check-in Date and ends at 11:00 a.m. on Check out Date. Early check-ins or late check-outs are subject to approval. CANCELLATION POLICY: Guests who cancel at least 30 days before check-in will get back 100% of the amount they've paid minus 5% credit card processing fees. Should a reservation be rescheduled at the request of the guest or recommendation of the Host, and then cancelled, the payment made would not be refundable. SMOKING: No smoking inside the property. A minimum fee of $250 will be assessed if smoking in the property is detected. PARKING: Parking is restricted to the properties designated spaces. Do not park in neighboring properties or in the road. REFUNDS: Guest hereby agrees and acknowledges that guest shall not be entitled to a refund in the event guest departs before the end of the reservation or guest arrives late. Furthermore, any refund or compensation for the occurrence of any and all events out of the control of Owners, including but not limited to, Acts of God, weather conditions, power outages, water outages, mechanical failure of appliances and electronics, heat and air will be at the sole discretion of the Owners. Mountain roads can be curvy and steep, gravel drives and roads are well maintained; however, it is highly recommended to have four-wheel drive or chains on two-wheel-drive vehicles. No refunds will be given due to road conditions. HOSTS RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by the Guest shall be forfeited as liquidated damages. INDEMNIITY CLAUSE: Guest hereby agrees to indemnify and hold Host harmless from all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of hot tub on the Property and will hold Host harmless with respect therein. REPAIRS AND MAINTENANCE: This property is reserved with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working property but cannot guarantee that all equipment will be in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. USE OF RENTAL PROPERTY: Guest shall occupy and use the rental property in a manner that shall not disturb or offend neighbors of the rental property. SENSITIVE MOUNTAIN SEPTIC: The following items are NOT to be flushed down the toilets. Baby wipes, facial wipes, diapers, tampons or any feminine products, Q-Tips, excessive toilet paper. Should a toilet overflow and the plumber determines the cause was by any of the above items, guest will be charged the entire service call plus time and effort by owners. Use the trash cans located beside the toilets. CARE OF PREMISES/DAMAGES: Unless property is designated as pet friendly and fees are paid, pets are not allowed. Smoking is not allowed at any property. Violation of these or any the House Rules constitutes grounds for automatic eviction plus forfeit of all payments and all booking/reservation costs if violated. Guest agrees to pay Host for any damages to the property, grounds, furnishings, household items, and hot tubs caused by Guest during its occupancy. This will include payment of any additional cleaning charges incurred due to Guest occupancy. BEFORE DEPARTING: Please do the following before departing the property: 1. Furniture - If you moved it, please put it back. 2. Remote controls - make sure all remote controls are left visible in each room with a television, DVD player or other devices using a remote control. 3. Netflix and Streaming Services - if you signed into your home accounts, remember to sign out. 4. Dishes, pots, pans, etc., must be washed and put away for the next guest. If the Property has a dishwasher, please load, and turn it on. 5. Beds - If you slept in the bed, just leave it unmade. DO NOT strip beds6. Towels - leave used towels in the bathtub, shower or on the floor.7. Lights, fans, and appliances should be turned off. 8. Garbage must be bagged and placed in the outside cans or containers or left inside the property. 9. Fireplaces - extinguish all fires in fireplaces and make sure safety screens are closed or in place. 10. Thermostats - During cool season, set thermostat at 55 degrees upon departure RESTRICTIONS: The following activities are not permitted within the boundaries of the residential community or resort: 1. ATVs or snowmobiles*2. Discharge of firearms or use of archery tackle*3. Hunting or trapping*4. Outside fires, fireworks or any combustible substance are absolutely prohibited**5. Excessive noise that disrupts, disturbs, annoys, or offends neighbors*6. Sound curfew is 7:30 pm*7. Large recreational vehicles or large trailers - the roads are too narrow.*Eagle Point Properties are excluded from these restrictionsFINES OF UP TO $1,500.00 MAY BE ASSESSED FOR PROHIBITED ACTIVITESGuest and Host, by signing this Rental Agreement acknowledges that they will comply with the terms of this Agreement, and each assumes the responsibility for the obligations set forth herein. Guest acknowledges receipt of the House Rules. Guest acknowledges that they have read, accepts, and agrees to the terms set forth. PET FEES AND POLICIESService dogs are permitted at no charge with proper documentationProperty owners nor Mountain Cabins Utah are not responsible for guest’s dogs in any way.Dogs must be housebroken, vaccinations and treatments up to date and tagged with owner’s phone number for quick return should they escape. Guest agrees to keep dog(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.
