Watercolor sits on a first-tier lot in the white sands of Mexico Beach. The property is steps away from the Gulf waters and offers ocean views from many rooms. Watercolor is centrally located on the premier stretch of sand in Mexico Beach - walking distance to the Marina, restaurants and commerce. The property has 4 bedrooms, 3 full baths and 3 decks. The first floor includes an open concept design and access to front and back decks with stunning ocean views. Also on this level is a bedroom with a queen size bed and a full bathroom directly across the hallway. Upstairs, on the top level, there are additional 3 bedrooms. The first is an oversized master with a king size bed, office desk and expansive ocean views; the master also has a private deck overlooking the Gulf and a generous full master bathroom. The second room on this level includes a queen size bed, while the third has a bunk-room with 2 twin-over-twin bunk-beds- the latter two rooms share a full bathroom. Watercolor comes equipped with the cooking and living essentials you'll need to enjoy your beach retreat, including dishware, cookware, washer/dryer, coffee maker, charcoal BBQ grill, WIFI, 4 smart TVs, beach gear, among others. This is, generally, a Saturday-to-Saturday rental during peak season (June & July); 3-night minimum the remainder of the year. You must be 25 years or older to reserve. Outside of summer, longer-term rentals considered on a case-by-case basis. This is a family property within a group of family-oriented houses; excessive noise, loud music or parties are not permissible given the setting. As is standard with most rental properties, Watercolor is equipped with an initial setup of supplies such as paper towels, soap, laundry detergent, toilet paper, dishwasher soap and a trash bag. Please note: -Non-Smoking Unit-No Pets Allowed-All rentals are on a first come, first serve basis when booking-No Events Allowed-This home has smart TVs and WIFI, but no cable.**If you need accommodations for additional people/family Manly's Beach House is right next door! A 5bd 4.5ba home!**CANCELLATION POLICY: A cancellation fee of $200.00 will be charged if you cancel your reservation. Telephone the office as soon as possible in the event you must cancel, change dates or switch properties. Please note that if the reservation is cancelled within 45 days of arrival, we cannot refund your advanced rental payment. Once your reservation is confirmed, any cancellations/date or property changes will be subject to our cancellation policies. Sorry, no refunds for early departures. You may also use the advanced rental payment for a future booking and avoid the cancellation fee. Please call our office if you would like to make arrangements.
