Snow storms are expected October-May, please plan accordingly. As the property is located on a mountain in a small mountain town, there are no Lyft/Uber available. Please rent a good car to enjoy your drive in Colorado - If not the car may get stuck on the driveway during snow, guests to quickly inform the owner and are liable to pay for the auto rescue. Call local tow service.WIFI, STREAMING, AND PHONE RECEPTION: This property has satellite internet and supports working from home (61Mps). However, due to inclement weather and being located on a remote mountain, the internet may be spotty at times. AT&T works well on the mountain top.DRINKING WATER: The property has its own well which provides fresh groundwater. You can drink water from the refrigerator or buy water bottles from the nearby dollar general.LOCATION + NEIGHBORS: The house is located within a rural neighborhood. We have great neighbors and do not promise complete silence or seclusion.- Must climb stairs to enjoy the entire home.CABIN/COLORADO LIFE: This is a CUSTOM NEW home nestled on 1.5 acres amidst pine trees on the mountain and is not fully fenced, you may see wildlife small and large (bugs, birds, chipmunks, foxes, deer, bobcats, bears, etc.). Please use caution and do not approach the animals. Please do not leave kiddos in the open without supervision as the property shares boundary with Pikes National forest. We have had the occasional bear visitor. It's essential to keep the trash can locked in the garage and never leave food in your car or outside. Bears can open car doors, so please keep your car locked. While staying with us, you could encounter snow storms and other weather-related conditions. Please consider whether cabin life is right for you before booking.FIRES & SMOKING: Open fires are NOT allowed. Feel free to enjoy the ELECTRIC fireplace in the main level dining room and the propane tabletop fireplace on the main level balcony. For YOUR SAFETY please no smoking, fireworks, or candles inside or outside of the home as you are in a FIRE DANGER ZONE. Open fires and fireworks will result in a neighborhood fine staring at $500 and immediate eviction.KITCHEN: The kitchen is fully stocked with everything you need to enjoy a home-cooked meal; this includes basic cooking amenities, including oils and plenty of seasonings.CHILDREN: We welcome kiddos, but please note that the cabin has not been child-proofed. It is your discretion to determine whether Pinetain Retreat is a good fit for your family.PET ALLERGIES: As our rules mention, we do not allow pets (sorry!). However, we can't guarantee a completely pet-free home as we do welcome service animals (not ESA) and have a hypoallergenic dog.CHECK OUT + CLEANING FEES: We have minimal asks when you check out. Please turn on the dishwasher so our cleaners can empty it on their way out, leave the house locked, and adjust the hot tub (102 F) and house (67 F) temperatures so the pipes don't freeze and we can be conscious about our energy usage. Your cleaning fee pays our cleaner to take care of the rest, including washing all linens and restocking the cabin for the next guest. It takes our cleaner approximately 6 hours to clean the house even after an excellent guest.WEEKLY HOT TUB UPKEEP: Please note every Monday or Tuesday, hot tub maintenance swings by to ensure the hot tub is in great shape. If the hot tub needs to be filled, he might ring the doorbell. Please follow hot tub rules posted near the hot tub. During winter, area near the hot tub may be slippery, please use caution. Chemicals are used to balance the water in the hot tub, some people may have sensitive skin, hence, use it as your per your own discretion. PLEASE shower before & after using the hot tub. If the water turns bad, the guest will be billed at cost ($250). Please DO NOT sit on the hot tub cover as it can break and costs ($800) will be billed to the guests.PLEASE NOTE - Due to inclement weather if there is no electricity for a few moments, kindly use the small remote kept next to the other remotes (main floor TV Console) to turn on the candle lights placed on the fireplace.
