Unmatched Views of Vallecito Lake -Boat Parking, Game Room, Deck **Book Today for Only $300 Down at the Time of Booking ***Aspen Ridge at Lake Vallecito is a completely remodeled home with open floorplan and expansive views of Vallecito Reservoir in the pines. This home is on over one acre and located just south of the Lake Vallecito Marina with easy year-round access. The living room has a wood burning stove, as well as an upgraded in-floor heat system that keeps the home toasty warm in the cooler months. The king primary bedroom is on the main level with an ensuite bathroom. The entire main level has glass paned exterior doors flanked by windows leading to the the large covered outdoor living area with views of the lake. The main level also includes a guest bathroom and a laundry room. The upper level has 2 bedrooms and a 2nd TV/play area with its own balcony facing the lake. The game room is set up in the garage for family fun and is usable any time of year. Such a great deck with plenty of seating, views and a grill!All TV's are Smart Samsung TV's and are set up with Samsung TV Plus channels. Guests can also log into their own streaming services, such as Netflix.BED CONFIGURATION:Bedroom #1: King Bed (main level - TV)Bedroom #2 - Queen bed (upstairs)Bedroom #3 - Twin over Full Bunk Bed (upstairs)LOCATION: In the heart of the Lake Vallecito recreation area, you are 1 mile from the marina, hiking, biking and ATV trails, fishing, hunting, ice fishing, snowshoeing and snowmobiling - the San Juan wilderness area is at your doorstep! Vallecito also has a few restaurants and general stores. Appx 25 miles to downtown Durango and 50 miles to Purgatory Ski Resort.Consistent with most Colorado mountain areas, the home does not offer air-conditioning.In winter (November through April), 4WD is required. It is NECESSARY that you have a four-wheel-drive vehicle, vehicles with medium to high clearance and winter/snow tires. Although the roads and driveway are well-maintained, the road leading up to the home is somewhat steep and will be snow packed and slick.Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay, that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance. Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities.Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.
