The deck and upstairs balcony provide the perfect space for watching sunsets and making memories with family and friends that will be forever treasured.The Space:Important Note - If the pool and/or hot tub is important to you please make sure the schedule fits your needs and it is posted under the "other things to note" section.This Rocky Mountain retreat is located in the in the center of Granby, Colorado! On the lower level, you'll find a modern kitchen with all the essentials, a cozy living room with a gas fireplace for those cold mountain evenings, a smart TV with streaming capabilities, a full pullout couch and a front and back patio overlooking the pond.Upstairs boasts three bedrooms. The first bedroom has one queen bed and laundry closet, the second has three twin beds all stacked on one triple bunk bed (250lbs limit per bed), and the primary bedroom has a king bed, gorgeous views and a full ensuite bathroom.Downstairs:Kitchen | Living Room | Front Patio with Webber Grill | Back Patio | Full Pullout Couch | Half BathroomUpstairs:Bedroom 1: Queen Bed and Laundry | Bedroom 2: Twin-sized Triple Bunk Bed (250 lbs limit per bed) | Primary Bedroom: King Bed with Ensuite Bathroom and BalconyPlease Note: We do utilize a weblink outside the platform that directs guests to our guidebook. This is the ONLY way guests can access check-in information, and facilitates the collection of fees and other special requests/upgraded services we offer.Guest Access:Guests are welcome to enjoy the community pool, hot tub, and playground. (please see the pool/hot tub schedule under Other Things to Note). In our neighborhood guests will have access to the entire 3 bedroom home, deck with webber grill, balcony, washer and dryer, as well as many neighborhood amenities - including pedal boat and multiple areas to fly fish.Parking: 2 standard size parking spaces are available. Additional parking is available at the North End of the resort to the right of the owners' sheds if you have more than two vehicles and/or trailersThe Neighborhood:This cabin is in the Edgewater community which includes 4 ponds in addition to the Fraser River for fly fishing. There are walking paths and additional fire pits for the community to use. The Cabins at Edgewater are perfectly situated 20 minutes from Winter Park Ski Resort and Grand Lake. Next stop is Lake Granby only 15 minutes up the road and Rocky Mountain National Park is just a few minutes further. The cabin is walking distance from the town of Granby, where you’ll find restaurants, live music and local shops. The pool & hot tub are walking distance from the house. The town of Granby, Ski Resorts and most Hiking requires a car.Other Things to Note:License number: 006412This property does not have air conditioning. This is not a secluded home, it is a community so other homes are nearby.Pool & Hot Tub ScheduleThe pool will be closed November - April. It will open May 27th weekend and close after Labor Day weekend in September. The hot tub schedule is as follows:CLOSED - October - Nov 21Opens: Nov 22 - Nov 27Opens: Fri-Sunday through Dec 23Opens daily: Dec 23 to Dec 31Open: January - April: Friday - SundayCLOSED April 24-May 29thOpens: daily June -August(Refunds will not be given if the hot tub/pool are not available as the HOA makes the schedule and it is subject to change.)Trailers and oversized vehicles must be parked in the overflow parking areaNote: no pets, no parties, and no smoking is allowed anywhere on the property (indoors and out) and Catch and release fly fishing only (no lures allowed). Community Kid’s Pond allows for catch and releases lure fishing for kids age 15 or younger.Quiet hours are from 10 PM - 8 AM.
