A/C (swamp cooler) and heating. It shows its age in places, but if you're ok with that, it's a decent base camp for a larger group. We are right on Trinity River with great access to fishing, rafting, and other water activities. 26 shady acres amid lush valleys and wildlife, big and small, including regular bald eagle sightings.
