The dock is a great place for a moored Duffy boat which can be available for your use. Flooded with natural light, given the lot's orientation, this two-bedroom, lower unit has a flowing great room with a fireplace, TV, and amazing views, all of which you can enjoy from the living room area. Slider access from this area makes indoor/outdoor living easy. An inside dining area and an outside dining table accompanied by a BBQ make it easy for everyone to eat together. A thoroughly modern kitchen has everything you need to satisfy your culinary desires, just add the food and the camaraderie and have fun. A primary queen and twin bedroom has a sparkling modern en suite bath with a standing shower. There is a second queen bedroom downstairs, plus a queen sofa bed. The second guest bedroom includes an en suite bathroom with a standing shower, and there is also a half bath off of the downstairs hall. All beds and bathrooms are outfitted with premiere linens to ensure your every comfort. Additional amenities include WIFI and cable and a washer/dryer. Newport Peninsula is one of Southern California's hidden gems, offering a relaxed Island lifestyle while just a short stroll to the city's best beaches, surfing, shopping, entertainment, and dining. Come and enjoy this little slice of paradise; you will be glad you did! THINGS WE LOVE ABOUT THIS PROPERTY- It is on the bay (Channel) with private hot tub, and a Duffy Boat available for additional fees so it will be easy to explore the harbor from the water. - It has a large bay view backyard patio with a barbecue so meals anytime will be a great treat when using this well-designed space.- The dock in the backyard is a great place to swim and fish and the beach is within walking distance - roughly five blocks. THINGS TO KNOW- This vacation rental is located on the lower level of a duplex property.- No smoking is allowed inside or outside any of our properties, NO EXCEPTIONS- This home is equipped with decibel readers throughout the house and exterior surveillance as required by local city noise ordinance.- Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.- There is an additional fee for heating the hot tub. Please contact our Reservations Team for details on the hot tub or Duffy boat use.- This home has 1 bedroom downstairs and 1 bedroom upstairs so it may not be suitable for everyone.- Two additional boats are docked on this dock and may be accessed via this property. - This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced.
