Cozy farmhouse 10 min from Lansing, Grayson Highlands and the VA Creeper Trail Ready to escape to a tranquil, historic Appalachian farmstead with all the modern amenities? Book this 3 bedroom, 2 bath farmhouse and spend time enjoying the grounds, the jacuzzi, and the well-stocked trout stream across the road. Enjoy viewing the Milky Way in this dark skies area or just relax in one of our hammocks. Perfect for folks who want a peaceful getaway or enjoy hiking, biking or fishing (Grayson Highlands and the Virginia Creeper trail are 10-15 minutes away). The farm is set on an 8 acre farm in a tranquil valley 10 minutes north of charming Lansing, NC and 1 mile south of the Virginia border. The house itself has three bedrooms and two bathrooms including two bedrooms upstairs with shared bath and one bedroom downstairs. In addition, there is a cozy sunroom with daybed that can accommodate an additional guest if needed. The house is set back from the main road, providing privacy and tranquility. Since this is a working farm, the owner and farm helpers may be present tending the sheep, renovating one of the old outbuildings, or just mowing the lawn. Apart from that, the main house, the back garden with jacuzzi, and the porch area are yours exclusively. We are at 3000 feet elevation and rely on mountain breezes and fans to keep cool in the summer. If you are extra sensitive to heat, please keep this in mind as there are a few days each year in June-August where the temperature can be higher than normal.Guest accessYou will have access to the main house minus the owner's room (which will be unoccupied and locked) and the basement unless you have asked for use of the basement prior to your stay. In addition to the house itself, there is a barn in the back of the property that guests can explore. We ask that folks just be aware that these are old buildings and to exercise caution when exploring them. The dairy barn, livestock barn, and RV area out front are private, so please respect the privacy of the folks staying in and using those areas.Since this is a working farm, we also ask that folks not access fields currently occupied by livestock, but instead enjoy the animals from the other side of the fence. If you pass through a fence on the property please make sure the gate is closed securely behind you. We also expect that guests will not harass the animals and not bring other animals onto the farm due to potential interactions between pets and the livestock.Other things to noteRULES OF THE HOUSE:• Checkin after 3PM, checkout 10:00AM.• No smoking or vaping in the house.• The house and farm grounds are not kid-proof (no kid-proof locks on cabinets, farm implements and fertilizers, etc. in the barn and outbuildings). Please keep this in mind if there are young children staying on the property and supervise them at all times.• As a renter you acknowledge understanding that there are 2 motion-sensor activated cameras on the property. One is at the entrance road and one is at the front door (Ring Doorbell). These are only monitored to prevent and document trespassing.• To operate the three auxillary propane heaters, you must first read the instructions in the section on heating below.• Wood stove is only available during colder periods (generally October-April). Guests may not use the wood stove unless they have specifically requested use and been given instructions by the owner. Wood will be supplied at no additional cost.• No pets permitted on the property.• Please keep all gates as they were when you found them (close gates if you open them) so that livestock do not escape.• Exploring the “back” barn in the very back of the property is permitted at your own risk but the front dairy barn and livestock barn are off limits at this time. Please leave the barn as you found it, including closing the doors securely as they were closed when you found them.• Maximum of 6 guests unless approved prior to stay by owner. An extra charge will be assessed for additional guests. No other guests allowed on property without prior approval by owner.• Absolutely no parties or events unless specifically approved by owner.• Guests are asked not to go into the cow fields on the slopes above the property. These are privately owned and we do not have permission to enter these fields.CHECKOUT: Checkout is 10:00AM. Please look at directions on what to do before you leave towards the end of this guide.
