Renovated farmhouse, dogs friendly/ hot tub with a mountain view. This tranquil Catskill farmhouse is perfectly situated on a 1.3-acre secluded mid-mountain hill, between the towns of Phoenicia and Woodstock. The house has a great blend of old and new styles. With sweeping lawns and a large fully fenced backyard, it is ideal for kids and dogs. Within the fence, there is a stone patio with hot tub that overlooks the mountain view, it is perfect for barbecuing or stargazing.The cozy farmhouse provides modern amenities such as spectrum cable tv, internet/Wi-Fi, and central AC/Heating systems. The kitchen is well equipped with a large rustic island table, and brand new kitchen appliances. Above all, the house has an all-season dining sunroom that provides a panorama view of the back yard and the mountains. The room serves great for a cup of tea/coffee in the morning, reading a book, and bird/deer watching. The mudroom area has a pellet stove fireplace, it’s room to kick back and relax after a day of hiking or skiing. The living room/tv room is situated next to the mudroom, it can accommodate extra guests as it has a queen-sized sofa bed that can be set up if requested. Near the back of the house, there is a roomy master king bedroom and also another bedroom with a queen-sized bed.The drive to the towns are fairly short, both Woodstock and Phoenicia are about a 10-12min drive. The closest grocery store is called Sunfrost Farms, it’s only a 10 min drive and is on Tinker street, the same road that leads to Woodstock.The nearby popular ski resorts are Belleayre(29 min drive), Hunter(33 min), and Windham(45 min). On occasions, Potter Brothers may offer discounted lift tickets to some of the mountains,They are located on route 28 near I-87.
